University of Southampton - Old Terrace Refurbishment

Cliftons Projects have been appointed by the University of Southampton to act as Client Representative for this fast track refurbishment of 100 bedrooms, associated kitchens & bathrooms, in time for student intake in September 2023.

We were originally contacted in November 2022 with an outline brief and budget to refurbish Old Terrace, a block of 10 terrace houses, each containing 10 bedrooms; the building had been condemned in 2020 due to non compliant electrics, a leaking roof and outdated facilities in general.

Consultants had to be hurriedly appointed, a tender issued under a two stage negotiated contract, via a PCSA, and enabling works were progressed during the PCSA period to save time.

A contractor has been successfully appointed and are due to commence the main works in April 2023 under a traditional form of contract for completion in August 2023. The project has an estimated construction value of £2.3m.

Works include:

Soft strip incl asbestos
New kitchens
New bathrooms
New floor coverings throughout
Decorate walls throughout
New small power, lighting and fire alarm
Re use the existing domestic heating
